Air Conditioning FAQ
How often you run your system, the system’s age, its make and model, and whether or not it was serviced regularly over the course of its life can all play a significant role in how long your system will last. You would expect your air conditioner to last approximately 15 years.
Depending on your system, it should be serviced a minimum of once a year to hold its manufactures warranty and to ensure the units efficiency and life expectancy.
Your air conditioning unit will freeze up when being used for heating during the winter months this is known as defrost mode which is a normal process. Although if your unit is not working correctly as it should be freeze ups are caused by either a lack of refrigerant, or a lack of air flow to the evaporator coils. If your air conditioner is freezing up, the first thing you should do is turn it off. If you continue to run it, the compressor could become damaged.
Water dripping from the front of the unit usually indicates that there’s a problem with the way the condensate is draining. Either by a faulty pump, blockage or damaged drain pipe.
A heat pump can absorb heat energy from outside air, even in extremely cold temperatures, and transfer the heat inside the home, where it releases the heat into the air.

Electrical FAQ
You have a duty of care to your tenant and must ensure that the installation is safe when they enter the property and is maintained throughout their tenure. The Landlords and Tenants Act (1985) requires that the electrical installation in a rented property is: safe when a tenancy begins and maintained in a safe condition throughout the tenancy. We recommend that in order to comply with this Act, you get a registered electrician to carry out an Electrical Condition Report (EICR) on any property you intend to let before getting tenants in. This will certify whether the electrics are safe and tell you if anything needs upgrading.
A periodic inspection is an inspection and associated testing to check whether an electrical installation is in a satisfactory condition for continued service. On completion of the necessary inspection and testing, an Electrical Installation Condition Report will be issued detailing any observed damage, deterioration, defects, dangerous conditions and any non-compliances with the present-day safety standard which might give rise to danger.
Portable Appliance Testing or PAT Testing is the process of checking electrical appliances for safety through a series of visual inspections and electronic tests.
A safety certificate issued by an electrician when they complete any new electrical work, or changes to existing electrics. The certificate confirms that the work has been designed, built, inspected and tested to the UK national standard BS 7671.
It is recommended that periodic inspection and testing is carried out at the following times: for tenanted properties, every 5 years or at each change of occupancy, whichever is sooner at least every 10 years for an owner-occupied home at least every 5 years for a business The Landlords and Tenant Act 1985 requires landlords of properties with short leases to keep the electrical wiring in repair and in proper working order. We recommend landlords arrange for periodic inspection and testing to be carried out by a registered electrician at the relevant intervals shown above.
